With an investment exceeding USD $643 million, the company added 496,000 m² of rentable area in strategic industrial markets in Mexico.
Through eight strategic operations, it integrated 496,000 m² of rentable area, equivalent to 5.3 million square feet, distributed across 13 Class A industrial buildings located in Hidalgo, Monterrey, Ciudad Juárez, and Aguascalientes.
These operations strengthen FINSA's growth strategy by incorporating stabilized, high-quality assets in some of the country's most dynamic industrial and logistics corridors.
Capital solutions to drive growth
As part of this cycle, operations were carried out under sale and leaseback schemes, an alternative that allows companies to free up capital to boost their growth plans without affecting the continuity of their operations.
Likewise, FINSA completed the acquisition of industrial portfolios with consolidated occupancy, expanding its long-term asset platform and offering the market flexible solutions that meet the current needs of companies.
"This acquisition cycle responds to a vision of sustainable and long-term growth." We seek assets that stand out for their quality, strategic location, and value generation. At the same time, we are offering innovative capital solutions that allow our clients to continue expanding their operations while we strengthen our industrial platform," said Sergio Argüelles, Executive Chairman of FINSA.
Greater presence in strategic industrial corridors
The largest operation took place in Hidalgo, where FINSA incorporated three AAA logistics buildings totaling more than 291,000 m². With this, the company expands its presence in a corridor with high connectivity to the Metropolitan Area of the Valley of Mexico and to important distribution and consumption centers in the country.
These additions are complemented by operations in Monterrey, Ciudad Juárez, and Aguascalientes, markets relevant for advanced manufacturing, foreign trade, and national logistics. Together, they represent nine additional buildings and approximately 204,000 m² of industrial space.
"Mexico has established itself as a fundamental piece within global value chains." These acquisitions strengthen our ability to support clients and investors with high-quality assets in strategic markets for the country's industrial growth," added Sergio Argüelles.
A platform prepared for industrial growth
The conclusion of this cycle represents a significant step in FINSA's long-term strategy and reinforces its ability to offer real estate and capital solutions aligned with the new industry dynamics.
The execution of the eight operations involved the collaboration of advisors, financial institutions, and specialized firms, including BBVA, Banorte, Aztlán, CBRE, Creel García-Cuéllar Aiza y Enríquez, Cushman & Wakefield, Hogan Lovells Cadwalader, Locatio, and Trujillo Abogados, who participated in the structuring and closing of the transactions.
