FINSA, a leading industrial developer in Mexico with 49 years of experience, presented its 2025 Annual Sustainability Report, a report that documents the company's progress in sustainable infrastructure with environmental, social, and governance (ESG) practices in a context where the Mexican industrial sector is consolidating its position as a strategic driver of economic development in the country and of global investment.
FINSA's industrial ecosystem—comprising 28 industrial parks in 10 states and more than 3.9 million square meters managed and leased—drives the generation of more than 350,000 direct and indirect jobs in Mexico. In addition, almost a quarter of its own portfolio (23%) is already certified under the LEED standard, a global benchmark in sustainable construction.
"Competitiveness is no longer defined solely by the location of an industrial park. It is defined by the capacity to offer infrastructure prepared to respond to the energy, environmental, and logistical challenges facing global supply chains," Sergio Argüelles González, CEO of FINSA noted.
The evolution in water management is one of the central themes of the 2025 report: FINSA has consolidated a treated water recovery system aimed at improving the quality of the influent and expanding its reuse in productive activities beyond the irrigation of green areas. With 17 treatment plants distributed across its portfolio and a 207% increase in reuse, sustainable water management is now positioned as a standard in its industrial parks.

Among the highlights:
The report shows that along with the growth of the portfolio, electricity consumption contracted by 3.7% in 2025 vs. 2024 in its industrial parks and corporate offices, in parallel with the growth of installed infrastructure.
FINSA's social commitment extends beyond its industrial parks through its Foundation, with a scholarship program that concluded the first semester of the 2025-2026 school year with a total of 570 scholarship recipients distributed as follows:
2025 represented a turning point for FINSA, consolidating its position as the year of greatest ESG maturity in its history. Through a strategy that integrates environmental, social, and governance practices throughout the organization, the company strengthened its contribution to the 17 United Nations Sustainable Development Goals (SDGs) and reaffirmed its commitment to a more resilient, efficient, and sustainable industrial infrastructure.
