Nuevo León, Chihuahua and Coahuila are the three most attractive entities in the country for nearshoring .
These three states in Mexico stand out for their high participation in the industrial real estate market and their leadership in industrial GDP. They also stand out for their manufacturing exports and attraction of Foreign Direct Investment (FDI) , according to the Industrial Development Index (IDI) 2023, prepared by FINSA.
Nuevo León leads the country in industrial infrastructure with 1,590 hectares and an average annual growth of 100 hectares. It is followed by Chihuahua (1,020 hectares), Baja California (730) and the State of Mexico (690).
The highest annual growth rates are in Chihuahua (42 hectares), Baja California (32.6), Coahuila (32.2) and the State of Mexico (31.6).
The four states with the greatest potential to position themselves among the top five states with the largest industrial space in the coming years are Coahuila, Guanajuato, Jalisco and Querétaro.
The border stands out for its industrial space , the Bajío for its levels of innovation and rule of law, and the central region for its qualified talent.
Nuevo León is the leading entity in terms of industrial warehouse inventory with 14.5 million square meters (m2) and the fastest growing with an average of 860,000 m2 of new construction in the last five years.
This entity is followed by Chihuahua with 9.6 million, Baja California with 6.9 million and Tamaulipas with 6.6 million square meters.
In the economic sphere, 51% of the country's manufacturing GDP is concentrated in six entities in the border, Bajío and central regions:
Likewise, 53% of manufacturing exports come from Chihuahua (14%), Coahuila (12%), Baja California (10%), Nuevo León (10%) and Tamaulipas (7%).
In contrast, the 10 entities that contribute the least together barely account for 4% of industrial GDP.
To identify the most attractive states for nearshoring, a selection of six indicators was made that are considered priorities for a company that is evaluating a new destination to invest in manufacturing:

The state has 88 industrial parks according to the report and has 16 thousand square meters of industrial space.
Regarding new industrial construction, the report states that there are 1,033 thousand square meters to be built in an average of 5 years.
Regarding air cargo , it handles around 6,447 tons and scores 6.7 for road safety.
Regarding the economic environment, the entity contributes 12.4% of the industrial GDP.
The entity has received US$13,442 in foreign direct investment over the last 5 years and is present in 914 sectors.
As for industrial exports , in five years, the entity averaged 45,630 dollars.
The state has 44 industrial parks according to the report and has more than 10 thousand square meters of industrial space.
Regarding new industrial construction, the report states that there are 420.3 thousand square meters to be built in an average of 5 years.
Regarding air cargo, it handles around 1,264 tons and scores 3.9 for road safety.
Regarding the economic environment, the entity contributes 6.2% of the industrial GDP.
The entity has received US$5,699 million in foreign direct investment over the last 5 years and is present in 840 sectors.
As for industrial exports, in five years, the entity averaged 64,059 dollars.
